For sellers in Sevier County
Turn your listing into an event buyers watch
A BidYourself.com event puts your Sevierville, Pigeon Forge, Gatlinburg, or Wears Valley property in front of buyers with a countdown and visible bids, while you keep full control through a reserve you approve.
βWatch the bidding. Know where you stand. Decide for yourself if and when you want to bid again.β
Seller benefits
What a BidYourself.com event does for a seller
This is not a foreclosure sale and it is not a fire sale. It is a modern way to market a property so buyers pay attention now instead of someday.
π
Event marketing
Your property gets a launch, a defined bidding period, and a finish line. Instead of one more listing in a long scroll, it becomes something people talk about and check on. Marketing can include the MLS, HiBid, real estate portals, social media, signs, and direct outreach.
β±οΈ
Urgency that’s real
A countdown and bids everyone can see give buyers a reason to act. A buyer who has been “thinking about it” for months now has a date to think about. Visible bids also show buyers that others are interested, without anyone having to guess.
π
You keep control
Every BidYourself.com event is a seller-approved reserve auction, never absolute. The estimate, the starting bid, and the reserve are three separate numbers, and you approve the reserve. Your property does not sell below a number you haven’t agreed to.
π©
All offers presented
Every offer is presented to you, during the event and outside of it. You may accept an offer at any time. You are never locked into waiting for the clock to run out if the right buyer shows up early.
π
Works with the MLS
The event runs alongside your MLS listing. It does not replace it. Agents still see your property where they normally look, and buyer agents are welcome to bring their buyers.
π₯
Buyer leads you can see
Registrations, inquiries, and agent contacts are real people who raised their hand for your property. Those contacts are followed up with during the event, and they stay valuable even if the property does not sell on the first run.

Timeline and updates
Clear terms from the start
Everything explained up front. Before you sign anything, Will walks you through the listing agreement, the reserve auction disclosure, and how the event will run for your property.
A bidding period that fits your property. Every property is different. Two weeks is often too short, so the bidding period is set with you based on the property, the season, and your goals. If an extension makes sense, it is a strategy decision, not a sign that something is wrong.
Calm, factual updates. You’ll hear what is actually happening: visits, registrations, questions, showings, and bids. Nobody can promise bids, and Will won’t. “No bids yet” does not mean nothing is happening.
If it doesn’t sell
You don’t start over
If the bidding doesn’t reach a number you accept, traditional marketing simply continues. Your listing is still on the MLS, and the people who registered, asked questions, or toured are still there to follow up with. The event gave your property a burst of attention. That attention doesn’t disappear when the clock stops.
Reached the reserve?
You move toward a contract and closing with the winning bidder, under the terms set for your property.
Offer came in during the event?
It is presented to you. You may accept it at any time.
Didn’t reach the reserve?
You are not obligated to sell. Traditional marketing continues, or you and Will plan the next step together.

Seller FAQ
Questions sellers ask
Is this an absolute auction?
No. BidYourself.com events are seller-approved reserve auctions. Your property is not sold below a reserve you approve.
What’s the difference between the estimate, starting bid, and reserve?
They are three separate numbers. The estimate gives buyers a sense of value, the starting bid is where bidding opens, and the reserve is the number you approve as the minimum you’ll accept from the auction. Will sets these with you for your property.
Can I accept an offer before the bidding ends?
Yes. All offers are presented to you, and you may accept an offer at any time.
Does this replace my MLS listing?
No. The event runs alongside the MLS. Agents can still find your property where they normally look.
Can buyers use their own agent?
Yes. Buyer agents are welcome to bring buyers, tour, and help them register and bid.
What do I sign to get started?
A listing agreement with Realty Executives Associates and a seller authorization and reserve auction disclosure for the event. Will goes over both with you before you commit.
How long does the bidding last?
It is set per property. Two weeks is often too short, so the period is planned with you. Extensions, when they make sense, are a strategy choice.
What if it doesn’t sell?
You are not obligated to sell below your reserve. Traditional marketing continues, and the buyer contacts from the event are still there to follow up with.
Where does the bidding happen?
Bidding runs on HiBid, an online auction platform. Your property also stays on the MLS.
Who handles the sale?
All real estate is sold through Realty Executives Associates, with Will Cupp as the licensed broker. BidYourself.com itself is not a brokerage.
