Buyer benefits

Why buyers like bidding out in the open

In a traditional multiple offer situation, you write your best number and hope. With a BidYourself.com event, you can see where things stand the whole way.

👀

Transparency

Bids are visible on HiBid. You are not bidding against a rumor or a mystery offer. You see the current high bid and the time left.

📍

Know where you stand

At any moment you know whether you’re the high bidder. If someone outbids you, you’ll know that too.

🎯

Set your own max

Decide your limit before you start and stick to it. Nobody can make you bid again. You decide if and when you want to.

🚪

Tour before you bid

Schedule a showing and see the property in person before you place a bid. Call or text Will at (865) 654-9807 to set it up.

🤝

Buyer agents welcome

Already working with an agent? Bring them. Buyer agents are welcome to tour with you and help you register and bid. Ask your agent to let Will know you’ve registered.

💰

Offers are presented too

The seller may accept an offer at any time, and all offers are presented. If you’d rather make an offer, talk with Will or your agent.

Buyer’s premium explained

What is a buyer’s premium?

A buyer’s premium is an amount added to the winning bid to make the total contract price. A buyer’s premium applies to BidYourself.com events, and the exact percentage is shown for each property before you bid. 10% is common, but it is set per property, so always check the terms for the one you’re bidding on.

When you set your maximum bid, set it with the premium in mind. Your total price is your bid plus the premium.

How the math works

Example winning bidBuyer’s premium (example 10%)Premium amountTotal contract price
$300,00010%$30,000$330,000
$400,00010%$40,000$440,000
$500,00010%$50,000$550,000

Illustration only. The buyer’s premium is set per property and shown in that property’s terms.

After you win

Earnest money and closing basics

Earnest money is 10%. Other terms are confirmed for each property and shown before you bid.

✍️

Sign the contract

The winning bidder signs the purchase contract under the terms posted for that property.

🏦

Earnest money

The winning bidder puts down 10% earnest money. Timing and payment details are confirmed in each property’s terms.

🔑

Closing

The sale closes through a title company like any Tennessee real estate sale. A 30-day close is common, but the timeline is set per property.

Buyer FAQ

Questions buyers ask

Is this a foreclosure or distressed sale?

No. BidYourself.com events are a modern way for sellers to market a property. They are seller-approved reserve auctions.

What does “reserve” mean for me as a buyer?

The seller has approved a minimum. If bidding doesn’t reach it, the seller is not required to sell. The seller may also accept an offer at any time.

Can I see the property first?

Yes, and you should. Call or text Will at (865) 654-9807 to schedule a showing before you bid.

Can I use my own real estate agent?

Yes. Buyer agents are welcome. Ask your agent to let Will know when you register.

How much is the buyer’s premium?

It is shown for each property. 10% is common, but it is set per property, so check the terms for the one you’re interested in.

How much earnest money is required?

10% earnest money is due from the winning bidder. Timing and payment details are confirmed in each property’s terms.

Do I need a loan preapproval?

Registration and financial qualification are separate. Expect to show proof of funds or a loan preapproval as the property requires.

What happens if someone bids in the last seconds?

HiBid uses a soft close. A late bid extends the clock a little so other bidders get a fair chance to respond.

Do I have to keep bidding?

Never. Watch the bidding, know where you stand, and decide for yourself if and when you want to bid again.

Can I make an offer instead of bidding?

All offers are presented to the seller. Talk with Will or your agent about how that works for a specific property.

Who is the seller’s agent?

Will Cupp, Broker with Realty Executives Associates, represents the seller. All real estate is sold through Realty Executives Associates.
